Options for your Sunny Beach Property

The sunny beach, near St. Vlas, Bulgaria, is a thriving resort community that has remained popular even during the worldwide economic downturn.  People who own property may not be able to spend as much time as possible at it, though, and many agents are fielding questions from owners about options for their Sunny Beach properties.  Here are some options to consider and apply to your own unique circumstances.

Lease it as a long-term lease property.  This can be achieved personally, where you place an advert and have someone rent or lease your property for a longer term (example: one year lease), or can also be performed through corporate leasing programmes.  International companies often need to place workers and executives in different locations, and having a clean, well-maintained property available for that employee to live in is ideal.  The advantage here is that you know the person leasing the property in Bulgaria is employed and they are generally good tenants.  You usually will need to go through a company that specialises in corporate leases to get your property listed.

Let the property yourself.  You have a couple of different options here: a long-term rental agreement and a “transient” or holiday rental.  Letting to holidaymakers can be more profitable, but also requires more work because the property must be cleaned between each rental.  Owners often turn to a property management service, especially if they are offshore owners.  Longer-term rentals do not always provide the same profit, but having the same tenant each week can make leasing much easier.

Sell it.  Most people contact agents asking about this option first, but it is not always the best in every situation.  If you would really prefer to keep your  Sunny Beach property, consider the lease or holiday letting option and see if that might suit you better.  You could make a profit on your property and keep it for a later time when you can spend some relaxing holidays enjoying the property.
