You know the draw of Sunny Beach, Bulgaria:  eight kilometres of golden sands, long summer days full of sunshine and warmth, and calm sea waters that help you begin to relax the moment they come into sight.  If you own real estate in Sunny Beach, you are well aware of what a fun and healthy place it is for a holiday.  If you have decided to sell your property in Sunny Beach, whether to buy a larger one there or re-invest the proceeds somewhere else, you are probably wondering what you can do to increase your chances of a quick sale at the price you want.  With a little preparation, you can find a price that will provide the cash you want and the timeframe you are looking for.

 

First, use the Internet to search out other Sunny Beach properties for sale in the area where your property is located.  How many are there?  At what price are they offered?  What catches your eyes about these properties, aspects both negative and positive?  Write down the items that are most important to you as a buyer.  These are the things you will want to focus on when marketing your own property. When you want to sell property in Sunny Beach, you want to make your property stand out from the others in some way, whether that’s by price, location, amenities, view, or some other factor such as upgraded appliances and interior.   

 

Using the information you found from your internet search, write down the areas where you have a competitive advantage.  For example, if your property is only 50 metres from the beach and has a great view over the water, that is something to include.  Items like this are things that attract sellers and help support your sales price, so you want them figured prominently in your advert.

 

Do the same for items that do not attract you—but do it for a different reason. If your property has, for example, outdated appliances or décor, and most of the comparable properties have updated theirs, you will want to market around that.  Think of ways you could acknowledge it, but use it as a marketing tool.  For example, you could describe the interior as “retro” or “classic”.  If your property is a distance from the beach or the main nightlife area, then describe the quiet atmosphere in glowing terms.  “Holiday away from it all in a blissfully quiet area of Sunny Beach” will catch the eye of buyers who love the area, but perhaps are not looking for the excitement of the downtown area.

 

Clean your property inside and out, and then take numerous pictures.  Make sure you have good light, especially for interior shots.  Use a flash if you have to, but make sure the pictures are clear and bright.  Add as many of them to your advert as you can, because buyers are much more likely to request further information or a showing when they have been able to preview the property with detailed photographs.  With a little preparation and an investment of some time, you will find someone to buy your property in Sunny Beach in no time!
