When you are ready to sell property in Sunny Beach, staging your property can make all the difference.  Not only can it affect whether or not you actually sell, it can influence the final sales price.  Buyers have many properties to choose from, and making yours a standout can be quite difficult.  Staging the property for sale is one way to be noticed.  Staging is a process that makes your home, apartment or land look more appealing to a buyer.  There are simple, low-cost strategies you can use to ensure your property is the one buyers remember.

First, de-clutter and clean.  Buyers can only imagine themselves and their furnishings in your property if your things are not in the way.  Does that mean you should remove every stick of furniture?  No.  However, a good rule is to remove about half.  Most people have more furniture, knick-knacks, photos and recreational equipment in their home than needed, and double that for holiday homes, which are typically smaller and accumulate cast-off items from the primary home.  Personal pictures are extremely important to remove.  They tell the potential buyer “this property belongs to someone else” and it effectively stops the buyer from seeing him- or herself in the house or apartment.  Create a neutral space by removing anything that defines the space as yours.

Kitchens and bathrooms are very important to most buyers, so you will want to focus on these rooms.  While you want the entire property to be clean, the kitchen and bathroom need to be spotless. 
Lighting in both these rooms is generally quite good, so any flaw will be visible.  If the lighting is not good, fix that immediately.  Dark kitchens and bathrooms encourage people to walk out and never come back.  

Once the rooms are clean, de-cluttered and well lit, consider drawing attention to the room via high quality, generic accessories.  For example, leave a couple of unique cookbooks on the kitchen counter, perhaps ones you found locally in a bookshop or bazaar.  In the bathroom, a wicker basket with a soft cotton towel rolled up, tied with ribbon, and a bottle of good hand lotion, will look good and brighten the space.

Consider using scent, as well.  A small card with a few drops of a favourite essential oil can welcome people into the home.  Cucumber-aloe is a wonderful choice for a bathroom, and cinnamon or vanilla is a comforting scent in the kitchen.  

Clean properties with no personal reminders of the current owner and with a minimum of furnishings that are artfully arranged will draw buyers in the door for a longer look.  If you do not live in the property currently, it is often well worth the money to have someone check on the property periodically and put a few finishing touches on it.  A neighbour or friend, or perhaps someone on the homeowner’s association may be able to do it; otherwise, your real estate agent may be able to suggest someone.
